OLD LYME PLANNING COMMISSION
SPECIAL MEETING
THURSDAY, AUGUST 4, 2011

PRESENT WERE:  Harold Thompson, Chris Kerr and Stephen Martino.


LOT LINE MODIFICATION – QUESTA BUILDERS – 5-1 DAVIS ROAD.

Bob Doane presented the proposed modification.  Doane stated the proposal is to modify the property line that was originally around the CL & P property and make two separate parcels.  He noted they are two separate parcels currently the CL & P and what is owned by Huntley & Halls, LLC.  He stated a portion of the property will be conveyed to Questa Builders and a portion will be combined with the Huntley & Halls, LLC.   Doane noted that the modification has been reviewed by Attorney Cassella and he recommended that the plans be entitled “Lot Line Modification Plan” and that a note be added stating the area to be retained by Longshore Partners, LLC is a nonconforming parcel as to minimum area of buildable land.

Doane also noted that Long Shore Partners, LLC property which was formerly owned by CL&P  was a legal non-conforming lot because it does not meet the MABL requirements.  He further stated that because the modification involves adding land to the nonconforming lot the modification is permissible under the applicable regulations as stated in Attorney Cassella’s letter dated August 4, 2011.

Groves requested that a Inland Wetlands signature line be added to the plan as well as the revision dated be changed to reflect the current revisions.

Harold Thompson made a motion to approve the application contingent upon the addition of a signature line for the Inland Wetlands signature and a revision date be added to the plan.  Chris Kerr seconded the motion.  The motion passed unanimously.
